Project Manager - Custom Homes and Renovations (High Country)

Job Specifics are as follows:

  • Responsible for project development and execution from beginning to end
  • Customer satisfaction: Create a “Raving Fan” with each and every client
  • Learn and follow our proven Client Control™ process
  • Learn and become proficient with our Alair Project Management software
  • Be an over communicator!
  • Attend and facilitate job status meetings with clients at least on a weekly basis
  • Attend weekly project review meetings with company leadership team
  • Work collaboratively with all team members including company staff, clients and trade partners including architects, designers, vendors and subcontractors.
  • Create detailed scopes of work for all selections for every project and then collect firm quotes from trades and suppliers for those selections - NO ALLOWANCES!
  • Produce, collect and manage all pre-construction and construction agreements and and other required documentation
  • Responsible for obtain building permits, CO’s and COC’s
  • Seek new sub-trades and vendors as needed - maintain a network of dependable trade partners in the local market - develop your personal network
  • Update project budgets and review with client during billing milestones
  • Generate progress billing requests and collect payments from clients
  • Create, manage and obtain client approval for all client selections. Create new selections and obtain client approval for any additional work or changes in scope.
  • Create, manage and update project schedules. Strive to be on or ahead of schedule on each and every project
  • Responsible for confirming and ordering of all materials, fixtures and finishes. Ensure all items are ordered in a timely and accurate manner as to not delay the construction process
  • Responsible for scheduling of all sub trades, material deliveries, and site meetings
  • Responsible for daily site management, quality control, job site safety, security and cleanliness (This may be delegated to a Lead Carpenter) - Own your job site!
  • Ultimately responsible for projects to be completed on time and under budget
  • Stay up to date on new building technologies, techniques, and materials.
  • Be familiar with all current North Carolina building codes
  • Attend a post completion job evaluation for each project - We want your feedback!
  • Understand the company safety policy and keep company staff and sub trades working within OSHA guidelines
  • Responsible to know and abide by all company policies and procedures as outlined in the employee handbook
  • Participate in continuing education opportunities and peer group meetings offered by Alair Homes

  • Minimum of 2 years experience in the construction management field
