Overview:
The Associate Project Manager will work in collaboration with the Senior Director/Senior Project Manager during the planning process and construction phase of development projects and major renovations. The Associate Project Manager will assist in/support the overall coordination, implementation, execution, control and completion of various levels of construction projects within the office, retail, hospitality, senior living, industrial property, and multi-family sectors. The candidate must have the ability to interact with all levels of management to ensure the success of projects from start to completion.

The Associate Project Manager will work in close collaboration with the Senior Director/Senior Project Manager with an initial focus primarily on hospitality projects. Primary responsibilities include:
Responsibilities:
  • Assist Senior Director/Senior Project Manager to engage, direct and manage engineering consultants, architects, construction companies and other project participants as needed to complete projects within time and budget as well as the desired quality.
  • Support creation of RFP’s, bid analyses, and contracts across all projects for the consultant, design, and construction contracts.
  • Assist in tracking progress of each project against quality, cost and delivery goals. Support reporting of status and variances. Assist in the creation of action plans to meet objectives, budget and schedule.
  • Assist in the management and tracking of project pay requests, invoicing, accruals, change orders and conformance to approved project budget as well as management of required Certificates of Insurance.
  • Demonstrate capability to read, understand, and apply standards to moderately complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, surveys, and drawings.
  • Participate in and support the documentation and follow-up for regular team meetings throughout pre-development period, development, and construction time frames.
  • Participate in the design process of new projects supporting the development of budget, schedule, and constructability plans.
  • Review and interpret plans, specifications and other project documents including the coordination of all building plans and project documentation through entitlement and site/building construction approvals.
  • The successful candidate must have basic knowledge of preconstruction and construction means and methods, estimating, scheduling, cost control, and material pricing and design management.
Qualifications:
  • Basic understanding of building law and administrative matters concerning the design and conduct of the project from the developer/investor.
  • Requires knowledge of financial terms and principles. Ability to calculate figures, forecast and prepare budgets. With guidance from Senior Director/Senior Project Manager conducts financial/business analysis including the preparation of reports.
  • Ability to work closely/collaboratively with others.
  • LEED and WELL accreditations a plus.
  • Minimum of 2 years of project management experience within commercial real estate, new development and major redevelopment project experience a plus.
  • Basic understanding of estimating, budget development, project contracts, leases, change orders, and related documents.
  • Exceptional organizational and follow-up skills required along with the ability to multi-task and bring individual issues to timely closure.
  • Thorough understanding of Microsoft Office products, CRM software, reporting.
  • Ability to Travel 0-10%.
