FIVE STAR STORAGE POSITION DESCRIPTION

STORAGE ASSOCIATE - WITH SIGN ON BONUS

POSITION SUMMARY

The Storage Associate is accountable for ensuring that established standards and objectives are met or exceeded for all operations at the assigned Property, including customer service/customer relations, appearance, maintenance, security and general administration. Performs the functions described below and any other duties as assigned by management and/or laid out within the Five Star Storage Operations Manual.

DUTIES & RESPONSIBILITIES

Sales, Lead Conversions and Customer Relations

• Achieves lease-up objectives by utilizing effective sales and telephone techniques along with direct interactions with potential customers.
• Promotes and maintains excellent customer relations by providing information and resolving problems effectively, professionally and in a timely fashion.
• Achieving high level of Lead Conversion by properly following up with all inquiries and leads in a timely manner.
• Builds revenues by promoting their facility, increasing occupancy, selling ancillary products/services such as moving/packing supplies and tenant insurance.

Administration

• Maintain appropriate financial controls and goals by:
• Managing cash and balancing receipts daily
• Renting units, collecting rents, posting payments, and making daily bank deposits
• Following up on delinquent accounts by making calls and working with customers to minimize receivables and lien sales.
• Posting units for auction
• Take the initiative to complete daily task list, as well as any other duties required of the position.
• Accurately utilizes computer systems and accounting records

Custodial and Maintenance

• Visually inspect the store/property daily and observe and respond promptly to any potential breach of security problems such as unsecured locks, gates, fencing and spaces; any evidence of tampering with anything, anytime; suspicious activity by any person or persons on or around the store. Be watchful and suspicious of unidentified substances which could be drugs or toxic or flammable chemicals.
• Ensures that cleanliness and orderliness standards are met in the office, restrooms and grounds and that vacant units are cleaned on a timely basis and halls in the buildings are swept on a weekly basis. This means doing the work him/herself when needed.
• Regularly audits the physical conditions of a facility and ensures that supplies are adequate and repairs are completed on a timely basis.
• Assist in performing minor repairs needed at the facility. Advise the Site Manager and/or Area Manager of any construction defects or subsequent maintenance items as soon as you are aware of them. The physical condition of the facility is the management team’s responsibility. Keep the premises in a neat and clean condition, the grounds free of debris, ice, snow, and the landscaped areas free of weeds.
• Work in subzero conditions when necessary as well as doing lawn maintenance in the summer.
• Must be able to lift 50 lbs.
• Basic mechanical knowledge of equipment (vehicles, lawn equipment, skids, etc.) is a plus.

Teamwork / Leadership

• Always exude a work ethic of being eager to assist customers and team members and perform at a high level of effective service every day.
• Effective and open communication whenever needed and necessary, whether during ‘open store hours’ or ‘after-hours’, with all other Five Star Storage team members, vendors, customers, etc. when needed and necessary to ensure proper management of the self-storage facility.

Position Relationship

• Reports to Site Manager and/or Area Manager.

Job Type: Full-time

Pay: $16.00 - $17.00 per hour
