HANAC, Inc. – originally founded by George Douris as the Hellenic American Neighborhood Action Committee – is a New York City-based multi-faceted social services organization. The organization was founded in 1972 to serve the needs of vulnerable populations throughout New York City.

The Residential Superintendent Live will be responsible overall operation and maintenance of the building. Operate and maintain the physical plant to sustain and provide a safe and healthy environment in the senior citizen residence and senior center. A 24-hour residential position requiring day-to-day, on-call, and response to emergency situations as necessary.

Responsibilities include but are not limited to:

• Maintain a high standard of cleanliness and appearance of buildings and grounds.
• Schedule, supervise, and evaluate maintenance/custodial staff.
• Work alongside custodial staff as well as social services staff to accomplish tasks.
• Perform cleaning and trash removal as required.
• Implement preventive maintenance schedules including keeping relevant records.
• Schedule appropriate service to meet routine and/or inspection requirements for building equipment (HVAC; fire suppression, etc.)
• Establish work order system and ensure the timely completion of tenants' service requests.
• Monitor and order sufficient supplies approved by the Property Manager to accomplish tasks.
• Meet weekly with the Site Manager to discuss building issues, move-ins/move-outs, and events.
• Establish regular staff meetings with maintenance staff and social services staff to keep them abreast of building issues, and events, discuss staff issues and create a positive atmosphere for staff.
• Coordinate move-ins/move-outs with the Site Manager.
• Direct setting and arranging of rooms for meetings.
• Provides monthly report of activities to the Property Manager
• Provide excellent responsive customer service to all residents and staff.

Qualifications:

• High school diploma
• Pass: NYC Certificate of Fitness S95 with 90 days of hire
• Knowledge of materials, equipment, methods, and practices used in providing maintenance services for residential buildings.
• Ability to maintain records and provide reports. Supervisory ability.
• Ability to use positive independent judgment in decision-making.
• Ability to establish and maintain effective working relationships with staff, residents, and senior center clients.
• Physical strength sufficient to perform occasional heavy manual tasks (lift, pull, carry up to 75 pounds on an occasional basis).
• Computer knowledge of Word/Excel, bilingual proficiency or bilingual in any language, and minor construction experience are all helpful.
• Must be fully vaccinated against COVID-19 at the commencement of employment or adhere to enhanced protocols if Company determines your job position requires accessing a HANAC worksite.

Salary Range: $50,000 - $58,500 (depending on experience)
