We are looking for a high-energy leasing consultant to join our team for a brand new 240-unit low income housing tax credit apartment community located in Chattanooga, TN. The ideal candidate will possess exceptional customer service skills, be highly organized, and have strong leadership qualities along with being assertive, energetic, working independently, and with a diverse team. Sales experience a plus!

JOB DESCRIPTION

Job Title: Leasing Consultant – Lease Up (LIHTC))

Reports To: Property Manager

FLSA Status: Full-Time, Non-Exempt, Hourly

Salary: $16.00 - $22.00 per hour (depending on tax credit experience), plus bonuses

POSITION SUMMARY: The Leasing Consultant is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This includes, but is not limited to, working with marketing director to implement marketing activities to create and drive traffic to the community, leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Some evening and weekend hours may be required. This is a fast-paced environment requiring extensive customer service skills and high energy. Sales skills and prior multi-family apartment community property leasing experience a plus. This position directly supports the activities of the organization by performing the following duties under the supervision of the Property Manager. Prior new construction lease-up experience highly desirable.

ESSENTIAL DUTIES AND RESPONSIBILITIESinclude the following. Other duties may be assigned.

· Greet and qualify prospects, conduct community tours, and show apartment homes.

· Process applications, credit screening, and criminal background checks.

· Prepare the lease and move-in package and ensure a smooth resident lease signing and move-in.

· Inspect apartments prior to resident move-in and ensure apartments are in move-in ready condition.

· Follow the community’s established policies related to concessions, specials, and other programs to boost occupancy.

· Utilize the on-site property management software, including RealPage (OneSite) and Knock

· Maintain property occupancy by effectively retaining residents and successfully marketing property to attract new residents.

· Follow up with prospects and new residents by sending email, thank-you cards, or making telephone calls or other contacts to finalize decisions to lease or renew.

· Prepare lease renewal letters and packages for residents; contact and meet with renewing residents in advance of move-out dates.

· Ensure lease renewal documents are signed and implemented on time.

· Respond quickly and courteously to resident and management concerns and questions.

· Take prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).

· Adhere to all Enfield Management policies and procedures.

· Maintain waiting list for property vacancies.

· Keep office clean, always organized, and maintain a professional demeanor with residents.

· Assist with other Enfield properties as necessary.

· Complete initial and ongoing mandated company training as required.

· Other related duties as assigned.

Knowledge of:

· Multi-unit community industry

· Fair housing laws

· New construction lease-up

· Operation of standard office machines and equipment including telephones, copiers, computers, etc.

· Spreadsheet, word processing, and presentation software including Microsoft Office 365, Excel, Word, PowerPoint

· Knowledge of RealPage (OneSite) property management software a plus

· Knowledge of KNOCK leasing software a plus

Skill and/or Ability to:

Qualifications/Experience:

· High School Diploma or GED required

· Sales experience a plus

· Possess a valid driver's license

· Pass a pre-employment background check

· Reliable transportation

· Strong work ethic, reliable, punctual
