Summary

The Lease Up General Manager is fully accountable for the day-to-day property lease up including oversight of the personnel while the project is in its lease up phase. The Lease Up General Manager will be responsible for ensuring maximum pre-lease, retention, and occupancy potential, while ensuring that the staff is always in compliance with Trinitas policies and procedures, as well as fair housing.


What You’ll Do:

  • Work with the corporate property management team (and marketing) to strategically position the lease up property within the market to maximize the proforma rents.
  • Regularly monitor market and internal property trends to ensure maximum pre-lease, retention, and occupancy potential is reached.
  • Maintain knowledge of local market conditions and trends and evaluate weekly market surveys; implement plan of action as necessary. Ensure leasing staff develops similar knowledge.
  • Develop and maintain marketing plans in conjunction with site staff, as well as corporate property management, to ensure leasing goals are met.
  • Ensure leasing techniques are properly taught and executed amongst all staff. This includes proper lead follow up, closing ratios maintained at or above company requirements, and assurance all reporting systems are accurate.
  • Effectively tour and close prospects through virtual or in-person means, while ensuring staff is properly trained on same techniques.
  • Maintain product knowledge of all floorplans, community, amenities, etc. and train all site staff on same.
  • Create with the support of the corporate property management team, the strategic marketing plan, outreach calendar, social media content, and reputation management.
  • Execute and ensure the property staff is completing all items on the marketing calendar daily.
  • Monitor leasing goals and recommend adjustments as needed. Hold daily huddles regarding goals and activities to be achieved.
  • Develop and maintain relationships with university officials and surrounding businesses, where it may assist in the success of the community.
  • Ensure lease up performance is within established budgetary guidelines by analyzing and evaluating weekly and monthly variance reviews.
  • Ensure all fees are collected and posted per policy compliance and monitor delinquency. All monies to be deposited daily and reported accurately.
  • Hire, train, supervise, and motivate all staff at assigned property to achieve leasing goals and objectives.
  • Always ensure the stable and safe operation of the property at all times and ensure compliance with all company policies and procedures, as well as local, state, and federal laws and ordinances.
  • Address all resident concerns and requests in a timely basis to ensure resident satisfaction.
  • Assist in the development and implementation of all lease-up events.
  • Monitor and approve payroll and time-off requests in a timely manner.
  • Maintain continuous communication with construction site liaison during pre-lease term where applicable
  • Represent property within the community and make contacts with employers, real estate agencies, and others as part of the outreach programs.
  • Produce and/or review all daily, weekly, and monthly reports and activities associated with the property (i.e., invoices, property activity, leases, delinquencies, etc.); Submit required report to corporate management as requested.
  • Conduct periodic inspections of construction site for marketing purposes, as well as touring to prospective residents.
  • Maintain promotional and office supply inventory.
  • Other duties as required

Who You Are:

  • Bachelor's Degree in Business, Management, or related field or Work Experience Equivalent
  • Minimum 2 years previous experience in Student Housing is required.
  • Demonstrated ability to lead and direct a team to achieve established
  • Proficient in sales skills and closing techniques.
  • Knowledge and thorough understand of Equal Housing Opportunity (EHO) requirements and applicable program regulations.
  • Proficient math and computations
  • Ability to operate basic computer programs including, but not limited to, MS Office products, Internet Explorer,
  • Previous property management software experience is preferred
  • Valid driver's
  • Ability to work occasional night and weekend events for outreach.
  • Ability to work weekends as needed.


Work Environment and Physical Demands:

  • Office work
  • Primarily inside work but may have to work outside occasionally.
  • Mostly sedentary work, but some walking, climbing, bending, stooping, reaching, and pushing/pulling may be required on
  • Requires routine use of standard office equipment such as computers, telephones, laptop, cell phone, photocopiers, filing cabinets, fax machines, etc.
  • Ability to lift up to 20 occasionally.
