Junior Asset AnalystReliant Realty Services, LLC (“Reliant”) is a real estate property management company specializing in affordable housing properties. Reliant employs and manages approximately 700 personnel who facilitate operations at the asset level. Reliant currently provides property management, legal, accounting, security, compliance, and maintenance services to approximately 11,000 units across 6 states.
Summary/Objective:
The role of the Junior Asset Analyst will be to assist the Asset Manager and VP of Portfolio Operations with all projects related to analytics and financial reporting for the Third-Party portfolio.
Classification: Non-exempt
Essential Functions/Responsibilities: duties include but are not limited to the following
- Assist Accounts Payable Associates with identifying proper GL coding for expenses;
- Review resident ledger adjustment requests submitted by property management staff and make the necessary entries with approval from the Asset Manager;
- Perform analyses of data related to various KPIs, utilizing Yardi reports and Excel formulas;
- Generate monthly reports on resident billing, both tenant and HAP, to identify any discrepancies; work with the site teams to address any discrepancies identified;
- Analyze property financials prior to month end close and prepare a detailed listing of reclasses required between GLs
- Review variance reports completed by site staff to verify the accuracy and thoroughness of variance comments;
- Analyze project cash flow and monitor operating expenses;
- Prepare reporting documents required by investors and government agencies for review by the Asset Manager and VP of Portfolio Operations;
- Prepare responses to financial inquiries from banks, loan servicers, tax credit syndicators, and regulatory agencies for review by the Asset Manager, VP of Portfolio Operations, and Desk Compliance Manager;
- Assist in the preparation of annual operating budgets; and
- Special projects as assigned by the Asset Manager or VP of Portfolio Operations
- College degree required;
- Previous experience in real estate and/or finance a plus;
- Proficient in the use of the Microsoft Office suite with advanced working knowledge of Excel
- At least 2 years of experience working in an office environment;
- Able to work well both independently and within a team;
- Strong organization, communication, and analytical skills required;
- Ability to thrive in a fast-paced, constantly changing environment;
- Interest in learning the real estate development industry, specifically focusing on affordable housing development.
