Salary: $37,000 - $52,000
Schedule: Monday through Friday 8:00 AM - 5:00 PM
The work model is hybrid, combining remote and onsite hours. The candidate must report onsite a minimum of 2 days each week.
The Fulfillment Support Specialist assists mortgage processors with a variety of tasks to process mortgage loans. Key responsibilities include scanning documents, keeping records, and creating activity notes on loan files. Responsibilities:
  • Collaborate with the processors to identify necessary tasks for efficient and accurate closings
  • Process and distribute daily incoming mail and perform accurate delivery validation on outgoing mail
  • Review assigned daily reports, ensuring each file receives required disclosures within regulatory timelines
  • Record notes on files when action is taken for the mortgage department
  • Notify appropriate staff when immediate action on documentation received is required
  • Notify members of loan decisions by phone and mail
  • Prepare and mail approval letters, denial letters, or Regulation B letters advising the member of the additional information required
  • Review sales contracts and ensure required information is entered into the origination system
  • Ensure accurate closings and loan disbursements by verifying closing dates, realtor contact information, and other applicable fields.
  • Respond to member requests for lock loans and produce rate lock acknowledgments to obtain signatures
  • Update disclosures as required
  • Order Appraisals, Title Insurance, Flood Certifications, and other vendor orders to prepare a file for initial review by the processor
  • Organize documentation from members, either by mail or email, by uploading to the imaging center virtual folder with the appropriate naming convention
  • Contact members if documentation is missing information, incomplete or illegible, or if further explanation is required
  • Record data from member verification documentation into the LOS, including income calculations
  • Follow-up on missing documents requested from the member, vendor, or outside party
  • Request and obtain mortgage payoffs, mortgagee changes, verbal verification of employment, and soft pulls
  • Evaluate loan amounts, appraised values, and loan terms
  • Assist the loan processor by communicating with the member and other parties involved in the transaction
  • Submit closing requests to the title company and schedule the closing date
  • Prepare file for the closing department
  • Maintain knowledge and understanding of current mortgage products, regulatory compliance, and investor guidelines.
Qualifications:
  • High school diploma or equivalent
  • 1+ years of lending experience with a financial institution
  • Ability to prioritize tasks, deal effectively with competing and changing priorities to meet deadlines
  • Accurate, detail-oriented, and organized with task management
  • Proficient knowledge and understanding of the credit union computer systems and software applications required to perform job duties
  • Must be proficient in excel
  • Proficient written, verbal, and interpersonal communication skills to interact effectively with members, staff, vendors, and government regulators
  • Ability to communicate information requiring explanation or interpretation
  • Ability to work independently and in a team-oriented environment
