GENERAL SUMMARY
Working under limited supervision when supporting assigned work orders, utilizes intermediate skills to perform preventive maintenance and corrective repair of buildings, building systems and equipment. Monitors building system operations and performance. Utilizes several trade skills such as welding, carpentry, plumbing, electrical, painting, roofing, heating and cooling. Must be flexible on schedule.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Complies with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety.
  • Performs assigned day-to-day repairs, emergency and preventive maintenance. Complete maintenance and repairs, records as required.
  • Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks. Utilizes CMMS to manage work orders and track completion.
  • Assists with troubleshooting and repairs of buildings and installed systems to include plumbing systems, kitchen equipment, roofs, drains, shop and HVAC/R.
  • Inspects new installation for compliance with building codes and safety regulations.
  • Inspects building systems including fire alarms, HVAC/R and plumbing to ensure operation of equipment is within design capabilities.
  • Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, HVAC/R, plumbers and cleaning.
  • Supports an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
  • Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
  • Maintains grounds of snow removal.
  • Performs furniture assembly and locksmith tasks as needed.
  • Performs welding, carpentry, furniture assembly as needed.
  • Responds quickly to emergency situations, summoning additional assistance as needed.
  • May serve as a mentor to other mechanics.
  • Report and communicate on a daily basis all work activity.
  • Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to coworkers.


QUALIFICATIONS

  • Age 21 or older
  • High school diploma or general education degree (GED)
  • Minimum of 2 years of related experience and/or trade school training
  • Valid Driver’s License with excellent driving record
  • Class A CDL Permit OR Class A CDL with passenger endorsement and no airbrake restriction
  • Ability to pass a Motor Vehicle Records search, criminal background check, Department of Transportation (DOT) physical exam and drug screening (All tests conducted and paid for by KCATA as part of the application process)
    Prompt and reliable attendance
  • Will be expected to pass a mechanical aptitude test
  • A thorough practical, and theoretical knowledge of hydraulics, pneumatics, air conditioning, heating, low pressure boilers, and electricity. Ability (with demonstrated experience) to overhaul pumps of all types (water, hydraulic, pneumatic, etc.) air compressors, boilers, air handler units, heat recovery units, refrigerated dryers, hydraulic lifts, overhead doors, bus washing equipment, vacuum units, water reclamation systems, oil intercepting systems, and other related equipment
  • Ability to interpret electrical and mechanical blueprints and schematics
  • Ability to design, troubleshoot, and install hydraulic, and pneumatic systems
  • Acquire complete set of hand tools which are specified by the department
  • Ability to make reports and maintain adequate records
  • Experience and ability to weld, braze, solder and use cutting torches
  • Initial probation schedule is Monday through Friday and rotates shifts (44 days). After probation, the schedule may be days or evenings, any day of the week. Schedule is determined based on seniority
