Royal Caribbean Group have a new very exciting vacancy for Construction & Destination Development Manager. This role will be based in Italy looking after projects based in Italy and other European destinations. Ideal candidate would be based close to Rome. This role is remote, however successful candidate would be required to travel to other EU locations, depending on the project location. Position Summary


Destination Development manages over $1 billion of assets under management (AUM) across various cruise port investments, and with a pipeline of port investments exceeding $2 billion, is actively engaged in acquiring cruise ports and related commercial developments across the globe for both strategic reasons and financial returns.

Reporting into the Director of Construction, the Manager/Consultant, Construction position supports the management of development, design and construction of ports, terminals, and other destination development projects. Responsible for overseeing all project budgets, cost controls, administrative and technical requirements for multiple construction projects. This position, along with many at Royal Caribbean Group, has a matrix reporting structure, rather than hierarchical. This position will support teams based throughout Europe and US and will be working with multiple internal stakeholders to progress a range of projects in conjunction with individual business leads.


Essential Duties and Responsibilities:

  • Directs and manages a broad range of activities associated with pre-design, design, pre-construction, and construction.
  • Manage and guide the overall design, provide design feedback, and coordinate program requirements with internal and external stakeholders.
  • Manage the design consultants through all project phases.
  • Responsible for managing all administrative and technical requirements (including but not limited to payment applications, document control, RFIs, Change Orders, review of submittals) for multiple construction projects.
  • Direct efforts for project feasibility and conceptualization, supporting the business leads to identify and select early-stage consultants, assisting in the creation and issuing of Request for Proposals.
  • Responsible for the implementation of the project master plan and development of the project plan
  • Oversee all project budgets and cost controls for specific programs, interprets and analyzes reports to ensure adherence to project budget.
  • Leads efforts to analyze risk and define schedule related issues, including analysis of long lead materials or equipment which may impact project schedule & forecast variance.
  • Build effective relationships with stakeholders, design teams, vendors, and contractors that reflects and supports company core values.
  • Along with stakeholders, support RCG's involvement in the community to build strategic relationships and to embrace local communities.
  • Direct all periodic planning, progress and coordination meetings attended by project team and other key people on project concerns, problems, and unexpected situations that may arise with stakeholders, consultants, contractors and vendors.
  • Provide oversight of all contract requirements (such as bonds, fees, notifications, schedules, reporting, costs).
  • Leads change management processes, by updating logs, routing source documents to vendors, obtaining pricing, developing estimates and proposals
  • Management of the project closeout process to settle all financial obligations including transition of projects to Operations.
  • Ensure project Buy-out and manage all Owner Direct Purchases of FF&E, OS&E, IT, AV other project related scopes.
  • Leads negotiation of contracts, subcontracts, and purchase orders.
  • Direct strategy and implementation of RCG sustainability goals for each project.
  • Oversee the Quality Assurance/Quality Control (QA/QC) program for each project.
  • Adapting RCG procedures to regional standards including our Design Brief/Standards
  • Travel to project sites to compare progress to schedule, compare actual versus estimated cost, check compliance with plans and specifications, review any problems, and verify the quality of work being performed meets contract specifications.
  • Frequent travel will be required within EU (France, Spain and Italy as well as other destination as the need might arise).

FINANCIAL RESPONSIBILITIES

  • Negotiate construction agreements up to $100M in collaboration with the Director and regional project owners.
  • Create baseline budgets and assigning of task orders to consultants and contractors

QUALIFICATIONS:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field plus 10+ years of experience in leadership positions on commercial projects of various sizes preferred, with 2 or more years related to pre-construction is preferred.
  • Manage essential functions effectively by consistently driving for quality and timely results on assigned projects.
  • Experience in marine work terminology preferred but not required
  • Understanding of LEED and Sustainability as baseline to project delivery.
  • Understanding of Marine and Land based Environmental Requirements in varying countries (Italy, Spain and others as required).
  • Experience in supervising and developing employees to assess and build talent.

KNOWLEDGE AND SKILLS:

  • Ability to read and interpret construction drawings & specification and related drawings.
  • Working knowledge of project administrative requirements of Italian & Spanish legislations for the various stages of each project.
  • Ability to interpret relevant areas of contract documents, such as Terms and Conditions, and a fundamental knowledge of leases and MOU’s.
  • Ability to prioritize and delegate multiple responsibilities to others.
  • Excellent presentation skills.
  • Excellent English and Italian, both written and verbal.
  • Knowledge of other languages such as Spanish and/or French preferred.

  • Microsoft Word, Excel, Power-Point, Scheduler
  • Familiarization with ACAD and the transfer of files for sharing
  • Microsoft Teams
  • Sharepoint and related files sharing platforms
  • Bluebeam and Adobe Products

TRAVEL:

  • Up to 50% travel
