GENERAL JOB DESCRIPTION
Treasure Cove Condominium is a two building, 57-unit facility with a pool, clubhouse and dock in Panama City Beach, FL. Primary responsibilities will be that of a Maintenance Contractor and Florida Licensed Community Association Manager (CAM).
DUTIES AND RESPONSIBILITIES
Individual must live within 30 minutes of Treasure Cove property to ensure timely response to emergency situations.
MAINTENANCE CONTRACTOR DUTIES:
-Develop existing maintenance procedures and ensure implementation.
Keep maintenance logs and report on daily activities.
Maintain lawn, pool and mechanical equipment and order if necessary
Plan and oversee all repair and installation activities.
- Must obtain and maintain in good standing a pool operator's license
-Carry out inspections of the buildings and property to identify and resolve issues.
-Knowledge and troubleshoot abilities of the lift station; pool systems, sprinkler system, security camera system to ensure functionality.
-Manage relationships with contractors and service providers
-Cut grass, weed eat around edges, trim palms and shrubbery as needed
-Spray and control weed growth in rock beds and around buildings and common areas.
-Empty trash cans as needed and maintain cleanliness of the grounds and monitor trash dumpster use.
-Provide supervised unit access to pest control contractors and others as required. Survey units and report abnormalities
-Ensure association is compliant with health and safety policies.
-Maintain Keys/Codes and owner roster for all units
-Monitor expenses and control the budget for maintenance.
-Responsible for issuing parking passes to authorized individuals and facilitate removal of all unauthorized vehicles.
-Monitoring Security Camera system as needed to follow up with incidents and ensure they cameras are in working order.
- Giving notice to offenders of fines that may be levied, removing unruly guests from property, or calling law enforcement if necessary to do so. Notification of Board upon any violation or removal of guest or residents. Notify board anytime law enforcement is needed on site.
COMMUNITY ASSOCIATION MANAGER (CAM) DUTIES
-The primary responsibility of the CAM is to ensure the needs of the homeowners are met and that the rules and procedures of the association are followed precisely.
-Acts as the primary liaison between property owners and the Board of Directors, as well as the principal contact for vendors, contractors, service providers, and more. The CAM will often work closely with and offer advice to the board of directors on many matters, from community maintenance to budgeting, reporting, and compliance.
-Maintain owner accounts through AppFolio. Notify ownership through AppFolio
- General Office duties checking post office box; banking, making deposits; clerical duties meeting minutes and notices according to Florida Law, etc., and Other Duties as assigned
-Responds to the requests and complaints of property owners.
-Manage and pay contractors and vendors for condo services.
-Must ensure all rules, and policies of HOA are followed.
-Be the liaison to the Association Legal Representative
-Draft budgets for maintenance, repairs, and improvements; Managing expenses and filing reports; Ensuring compliance with association rules, local and state laws.
QUALIFICATIONS
EDUCATION
Community Association Managers License with State of Florida
Pool Operators Certificate for State of Florida
Valid Certified Maintenance Manager a plus
EXPERIENCE
CAM for a Florida Condominium
Commercial Maintenance Management and Operations
Computer with APPFOLIO Software
Bookkeeping
Outstanding organizational, leadership and customer service skills
PHYSICAL REQUIREMENTS
