We are looking for an Assistant Property Manager to join our team! This role is in-person at 1 of our office locations in downtown Seattle and must have Saturday availability.
Assistant PM is responsible in maintaining property management accounts for company income and profit, constantly striving to improve profitability and productivity to those we represent. Assist in achieving objectives through quality, professional property management services.
Job Responsibilities:
- Assist with the management across several properties with efficiency and professionalism.
- Ability to travel via personal vehicle when needed. Must always maintain a current driver’s license.
- Facilitate smooth move-in and move-out processes; attend all move-ins, oversee key preparation, complete appropriate paperwork.
- Process the refund of security deposits after move-out, meeting all legal deadlines.
- Maintain collections efforts on qualified tenants, post move-out.
- Work in conjunction with maintenance division to diagnose common household and building issues, providing quality solutions, and keeping residents abreast in a timely manner.
- Coordinate and attend all onsite vendor meetings, as needed; provide proper notices to building/residents.
- Market property to attract new residents through various online, in person or other advertisement sources.
- Oversee and perform leasing duties including responding to inquiries, guest card ownership, showing apartments, preparing and executing leases. Follow through from first contact until move-in to ensure positive resident experience. Consistently track leasing traffic for weekly reports.
- Assess market changes through analysis of leasing traffic, trends, market surveys; make pricing recommendations in collaboration with supervisor.
- Maintain Fair Housing guidelines while being culturally aware and be able to work with diverse groups of people and interests.
- Attend and actively participate in meetings and ensure effective communication to achieve client’s goals and objectives; be on time, prepare necessary reports in advance.
- Provide and foster positive relationships with tenants, external clients, and internal clients. Oversee or redirect any tenant conflict resolutions.
- Posting (physical + postmarking) applicable notices (delinquency, 10-day, 14-day, shut offs, 24/48 hour, etc) in accordance with legalities, per supervisor direction.
- Maintain a HIGH level of communication, always; phone/email management, responsiveness to tenants, vendors, and persons within the Peak Living institution.
- Office administrative duties; package collection, mail management, letters/package sending (including certified mail), organization and overall tidiness, vendor coordination.
- Phone tree oversight; delegation, distribution and responding to callers/messages.
- Management of Peak Living online platforms; responding to reviews, website updates, social media.
- Utility account assistance; setting up new accounts.
- Bookkeeping: receipting rent checks, bill pay/AP, intercompany AR, general ledger accounting activities.
- Prepare and submit company invoicing throughout the month. Ensure accuracy of invoice details.
- Prepare journal entries and ensure that the general ledger activity is accurate and complete, reporting errors promptly to manager.
- Monitor and track accounts payable, recording submissions daily and promptly communicating with vendors.
- Coin collection tasks, depositing.
- Perform other related duties or ad hoc projects within the scope of responsibilities.

Skills & Qualifications:
- Minimum 2 years’ experience in property management or related field; willing to make exceptions if personality seems like a strong fit.
- Some college preferred.
- Computer literate; swift typing abilities, proficient with productivity software including Outlook, Excel, DropBox, Asana, iPhone.
- Ability to learn quickly, adapt, and remain flexible required.
- Customer service experience required; strong verbal/writing communication skills required.
- Able to prioritize multiple duties, efficient time management skills.
- Daily access to vehicle (gas mileage reimbursed monthly @ $0.625/mile); maintain a current license.
- Ability to work Monday – Friday with Saturday availability.

Other Preferred Qualifications - Certifications/Licenses:
- Associates degree or certificate in accounting or another business-related field is preferred.
- High school diploma and minimum of 2+ years of accounting related experience.
- Knowledge of Appfolio and Quickbooks.
