Maintenance Specialist

Summary Purpose for the Position:

Provide maintenance management for the short and long term physical needs of the residential and commercial properties.

Requirements (Education, Experience, Certification, Knowledge, Skill):

Position requires a minimum five (5) years experience as a Maintenance Supervisor or Maintenance Mechanic or equivalent, with experience in all building maintenance and mechanical operations.

Position must possess technical communication skills.

Position Responsibilities:

Ability to independently establish detailed plans for all properties for daily operations, capital improvements, preventative and emergency procedures.

This includes but is not limited to maintaining equipment, tool & supplies inventories, creating purchasing procedures, prepare bid specifications for contractual repairs/services and budgets for maintenance supplies.

Ability to evaluate, interpret and determine the relevance of information from a wide variety of sources to determines its importance and what course of action should be taken.

Position may act at own discretion, subject of supervisory review within 3 months.

Recruits, interviews, recommends for hiring, transfers, promotions, discipline and termination.

Conducts performance evaluations.

Supervises 3-10 basic and elementary level employees.

Recommends expenditures, conducts research, seeks bids, and recommends cash services to participants, reviews options and makes recommendations.

Position can authorize expenditures up to $500 but must have prior approval for expenditures over $500.00.

Develops steps/methods/procedures for fulfilling an identified objective.

At the individual service level, advocates for resident plant needs in relation to quality living.

Working Conditions/Environment:

High risk work environment.

Works with hazardous equipment/materials, exposure to individuals with serious illness.

Extensive driving and lifting

Outdoor work required.

Transportation Requirement:

Position requires automobile, driver’s license and insurance.
