Job description

· Perform all duties assigned.

· Answer the phone pleasantly.

· Prepare and establish applicant files.

· Be dependable and flexible.

· Must meet rental requirements to maintain occupancy

· Type letters and memos.

· Assisting in showing units and screening applicants.

· Maintain all on-site records pertaining to residents, bills, vendors, contractors, and property matters.

· Assisting in collection of rents, fees and preparation of receipts.

· Make deposits with use of bank scanner

· Order supplies with approval from Property Manager

· Handle all details of move-in and move- outs, giving special attention to apartment inspection check in and check outs

· Respond to emergency situations on the property if requested (daily, nights, weekend, holidays)

· Perform routine inspections of the property

· Ensure that residents are provided with a clean safe, well-maintained community.

· Work with residents and resident organization;(Some weekends and afterhours required)

· Prepare process and sign all leases and related forms. Have a strong understanding of the lease

· Maintain courteous communication with residents, applicants, and representatives of other companies.

· Market Apartments and have knowledge of competitors; through the internet, website marketing, and in the physical area. Monitor and track advertising effectiveness

· Address all resident issues with the Property Manager

· Adhere to all company personnel directives as per the manual of operations and the employee handbook.

· Ensure that all maintenance requests are being handled within 24 hours. When possible notify residents with concerns they may have with the work being done.

· Obtain training on all computer software to be proficient in the function of same.

· Be able to perform jobs of the Assistant Property Manager when needed.

· Knowledge and use of Safety equipment.

· Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimal.

· Ability to operate basic office equipment such as copier, computer, printer, fax, typewriter, calculator, telephone, and bank scanner.

· Ability to apply common sense understanding to carry out instructions furnished in written, oral, and diagram form.

· Knowledge and understanding of company policy and applicable governing laws-Confidentiality, Fair Housing, Virginia Landlord Act., ADA, OSHA, etc.

· Occasional travel for training and meetings.

· Perform all other reasonable requests made by Navigate, Boston Capital, CAHEC, Berkadia, HUD, VIRGINIA HOUSING, ACOV, or the Regional Manager, or the other officers of Amurcon Realty Company.

Job Type: Full-time

Pay: $16.00 - $17.00 per hour
