POSITION SUMMARY:

The Director of Special Projects- Construction Services is responsible for overall management of General Services Construction including business development employee development, client interaction, management and control of project resources (internal and external), project documentation, and deliverables, scheduling, and contract administration. Provides leadership to the workforce and manages day to day construction services operational issues in the delivery of solutions to our customers on time and on budget. Continually builds and maintains customer business relationships to ensure customer satisfaction levels are met or exceeded.

ESSENTIAL DUTIES AND RESPONSIBILITIES (“Incidental” job duties may be included but must be indicated. Other essential and incidental job duties may be assigned.)

  • Oversight and management of the Project Managers, ensuring the organization, accuracy, and timely processing & execution of all Project Financials and Accounting.
  • Work with the accounting department to forecast costs in a timely manner.
  • Collaborates with leadership team to develop market strategy and market level policy for construction services operations.
  • Establish, implement, and manage programs to maintain and increase revenue, profit, and customer satisfaction.
  • Work directly with the business development and estimating teams to ensure construction services projects are accurately estimated
  • Assists with in the preparation of technical proposals and presentations, contract packages, budgets, research, correspondence, reports, change orders, closeout documents, invoices, billings, etc. as necessary.
  • Develops and articulates a short-term strategic vision for areas of responsibility.
  • Ensuring projects are on schedule and on budget. Identifying budget and scheduling issues and implementing remedies immediately through delegation and accountability.
  • Responsible for a portfolio of projects; assists Project Managers, as needed, in project set-up, planning and execution and management of clients, and projects scope, schedule and budget.
  • Responsible for the oversight of the Project Schedule working through the Project Manager. Assists the PM with the detailed master Project Schedule and review updates to the project schedule with the PM and Scheduling consultant.
  • Oversees the Monthly Project Status reports. Discusses with the PM any changes to the sequence of construction for early identification of problem areas and develop contingency plans for the successful delivery of the project and schedule.
  • Ensures general condition costs against the Project Budget are maintained and projected accurately monthly.
  • Monitoring Trade / Subcontractor, labor, material, and equipment costs with the Project Manager to keep costs within the Project Budget.
  • Ensures Project Management team is conducting effective pre-construction kick-off meetings and that all construction sub-contractors are familiar with organization guidelines for construction, safety, etc.
  • Ensures the PMs are held accountable for accurate and timely closeout of projects, and retention is collected in an expeditious manner.
  • Monitors construction progress and ensures that staff monitors the quality of work and directs the activities of assigned project staff.
  • Reviewing work activity reports for Schedule Updates from the Project Manager.
  • Ensures and maintains high level of communication between stakeholders and project staff; partners with the leadership to ensure efficient use of resources, conduct alternative design studies and prepares briefing materials, progress reports and standard PSR’s.
  • Coach, mentor, and train Project Managers and Assistant Project Managers.
  • Coordinating external training and development programs for Project Managers and Assistant Project Managers.
  • Maintain proper staffing levels by recruiting, hiring, training, developing, evaluating, and making changes in status of Project Managers and Assistant Project Managers in accordance with company policies & procedures.
  • Conducting performance evaluations for all Project Managers. Developing and monitoring Key Performance Indicators, goals, and other metrics for tracking performance.
  • Ensures compliance to corporate policies and procedures regarding safety including OSHA, as well as the safeguarding of proprietary and confidential information and protection and control of corporate assets (i.e., buildings, inventories, vehicles, etc.).
  • Schedule and meet with customers to ensure customer satisfaction levels are being met or exceeded. Identify, problem-solve, and resolve issues with input from fellow team members.
  • Studying and presenting standardization ideas to improve the efficiency and effectiveness of the company.

EDUCATION AND/OR EXPERIENCE (Include necessary licenses and specialized training.).

  • Ten plus (10+) years of technical service/construction experience is required.
  • Bachelor’s degree in engineering, systems, project management, business administration or management, or equivalent experience is required.
  • Project Management Professional (PMP) or equivalent is preferred.
  • Strong demonstrated leadership capabilities with the ability to communicate effectively (oral/written) and have exceptional problem solving and customer satisfaction skills
  • Experience managing a P&L and growing revenue preferred.
  • Must be able to function at a high level in a self-directed team environment.
  • Proficient understanding of the Microsoft Office Suite, Newforma, Procore project management software, Bluebeam Revu .PDF, and other management software, preferred
  • Knowledge of the ‘LEED Rating System’ and ability to pass LEED Green Associate Exam, preferred.
  • OSHA 30-hour certification, preferred

Job Type: Full-time

Pay: $100,000.00 - $140,000.00 per year
