Job description
Who We Are:
We are a construction company that has been based in the Seattle area since 1990. We focus on multi-family housing for emerging middle-class tenants; looked at another way, our offering enables blue-collar and similarly-employed people to live in attractive, urban environments with proximity to transportation and amenities. We are rapidly growing, changing, and improving every aspect of our business. We have an immediate need for a Project Superintendent experienced in 60,000 to 150,000-square-foot wood-frame multi-family construction on limited-access sites. We will help you relocate to the Seattle Area if necessary.
We manage about 1,000 units across multiple properties, have four properties under construction (about 80 to 135 units each), and seven in the permitting process (150-300+ units each). We have an aggressive but achievable goal of 25,000 units by 2030 as the first installment in the larger vision. We want to make the model scalable to hundreds of thousands and then millions of units over time.
We are vertically integrated and perform most of our own design, construction, and property management and are working to harmonize these activities via virtual design, building information management, and technologies for our own pre-fab manufacturing.
We are offering:
- Competitive salary $130K-$180K (based on experience).
- Project-based bonuses.
- Performance review twice a year. Merit increases are possible upon review.
- Monthly auto allowance (or company-provided vehicle).
- Full benefits package: Medical, Dental, Vision, 401(k).
- Unlimited paid time off.
- Computer provided.
- Relocation assistance is available.
Your key responsibilities would include:
- Manage and coordinate in the field the work of subcontractors, trade labor, and internal staff.
- Coordinate and schedule all permits and job inspections as required by local codes and/or third-party inspectors.
- Maintain onsite responsibility for safety, schedule, quality, and adherence to budget.
- Maintain plans, specifications, and as-built documents.
- Proactive planning, thinking days, weeks, and months ahead. Ability to identify and plan for critical paths.
Requirements: some of what you need to be successful in this role are as follows:
- Bachelor’s degree in Construction Management, Engineering, or a related field is preferred, and 10 years of experience in construction and 5+ as a Construction Superintendent or in a supervisory role. Wood-framed projects experience is highly preferred
- Proficiency with computer applications, including Microsoft Office and Project, Autodesk Build, or similar software. Familiarity with Bluebeam and Build is a plus.
