Beztak is looking to hire a Construction Project Manager! The Construction Project Manager is responsible for planning and oversight of one or more construction projects from beginning to end. They coordinate a broad range of internal and external resources to ensure communication, alignment, and achievement of project objectives. This position will require up to 50% travel.
ESSENTIAL FUNCTIONS:
- Assist preconstruction team and Director of Operations in establishing initial project execution plan (i.e. – safety, quality, schedule, budget, logistics, etc.).
- Assist preconstruction team and Director of Operations in developing purchasing plan for projects including scopes of work, bidder engagement and communication, and bid evaluation.
- Initial set-up of projects in Procore including project contacts and preliminary budget.
- Oversee total construction effort to ensure project is constructed in accordance with design, budget, and schedule.
- Interface with A/E representatives, consultants, subcontractors, local building authorities, and internal clients (Property Management) to ensure communication is frequent, clear, consistent, and aligns with project objectives.
- Work closely with on-site Superintendent to ensure project is built safely, on schedule and within budget.
- Manage the RFI and submittal processes, utilizing Procore, to ensure the entire continuum is progressing in a timely and efficient manner.
- Create and maintain logs of critical project documents in Procore. File project documents utilizing corporate filing standards.
- Utilize Procore to Identify, evaluate, and process all impacts to project costs. Work with Director of Operations to ensure changes are being tracked and processed is a timely and continuous manner.
- Work with superintendent and accounting team through the monthly pay application process to ensure costs are being properly paid, categorized, and tracked in a timely manner.
- Work with Director of Operations to forecast commitments on a regular basis, and update job cost report with forecasts so that Senior Management receives a complete financial picture.
- Facilitate the closeout process to achieve project objectives related to occupancy, turn-over, and move-in.

- Ability to interact with all levels of management in a professional manner.
- Be self-motivated with excellent organization, negotiation and analysis skills.
- Superior leadership skills with ability to align internal and external resources to a common set of objectives.
- Ability to manage change and maintain flexibility without losing sight of the goal.
QUALIFICATIONS AND EDUCATION:
- A college degree from an accredited university is required
- Advanced computer skills with MS Office, MS Project, Bluebeam, and Procore
- Established subcontractor relationships in Michigan and/or Arizona are preferred
- A minimum of 7 years of project management experience in design / construction industry
- Multi-family project types experience is preferred

PHYSICAL DEMANDS:
The position requires prolonged periods sitting at a desk and working on a computer. You will also frequently walk, stand, and communicate with co-workers, guests, and the public.
WORK ENVIRONMENT:
This position typically operates outdoors at a construction site, as well as indoors in an air-conditioned office, with a mixture of natural, incandescent and fluorescent light. You will also periodically be confined to a vehicle.

Monday-Friday: 8am-5pm (subject to change)
