Job description
As a construction manager, you will be responsible for overseeing all the logistics of a construction project. Duties include creating work schedules for your team, and allocating responsibilities, negotiating contracts, and managing finances, problem solving, and effective communication.
General Job Duties – Technical Knowledge / Expertise
· New Home and Pre-Owned Home Contracting and Procurement: Negotiate labor and material scopes of work, specifications, pricing and other terms and conditions with contractors to obtain timely, high quality, cost effective construction services.
· Information System Knowledge: Utilize automation and electronic data management
tools to effectively communicate, share information and monitor project status.
· Construction Management: Develop and maintain project scheduling and status reports
in electronic form (i.e., Back Office Construction Manager CPM, MS Project, Gantt,
excel) in order to track, document, and communicate project plans, schedules, and
changes.
· Punch List and Warranty Management: Assist community and regional managers in
obtaining timely vendor and contractor response to punch list warranty items. Address
and resolve any vendor, contractor or laborer responsiveness issues.
· Contract Administration: Negotiate, execute, communicate, enforce and properly
document all contractor and vendor construction contracts.
· Regulatory Compliance and Company Policies: Adhere to Federal, State, and Local
laws as well as Company policies and Code of Conduct in order to protect the interest of
the Company.
· Other duties as required: Perform other construction process management duties as
required or assigned by supervisor.
Organizational / Planning Skills
· Project Management: Able to control and complete projects on time; involve others in planning; clearly define roles and goals and track performance. Assist and train regional and community level staff on managing the home construction process. Take the direct lead to manage construction when the situation requires and at direction of supervisor.
Management / Supervisor Skills
· Installation Practices and Standards: Clearly set and communicate expectations for quality of work, completion of tasks, correct labor type, and utilization of best practices and industry standards and local municipal ordinances in order to ensure a quality project installation the first time. Identify key performance indicators to be used to measure the efficiency of the construction process.
· Labor Force and Vendor Management: Assist community managers in the management
of laborers’ and contractors’ performance in conformance with contract and quality
expectations. Ensure that timelines are met. Handle escalation of performance issues.
Financial Management
· Financial Management and Control of Home Refurbishment and Home Placement: Monitor, and review construction costs on a regular basis to help communities manage construction costs within budget and ensure that vendors and contractors bill accurately for the work that has been performed. Address budget variance issues with community and regional managers. Develop and implement strategies and tracking mechanisms to prevent and/or rectify cost overrun issues. This will include using existing systems as well as acting as project lead to develop the scope of work and beta test new web-based management tools.
· Project Control and Forecasting: Predict and assess the impact of financial decision
alternatives and recommend actions in order to ensure that financial objectives are met.
· Project Estimating: Assist community managers and regional managers in the
development of construction cost budgets and estimates.

Business Experience:
Minimum of 5 years construction and/or installation experience in the single family or manufactured home industry.
Educational Requirements:
Business degree or equivalent experience. Preferably a HUD Licensed Installer or ability to obtain HUD license upon hire.

*Travel will be required in this position, including overnight stays and could be as much as 75% of the time

Pay: $90,000.00 - $115,000.00 per year
