Essential Functions

This position is responsible for the upkeep of all buildings and properties owned by the employer. This individual will be under the direction of the Project & Property Manager. This position's primary responsibilities are listed below:

*Perform repairs in all buildings as needed; including light plumbing, electrical, HVAC maintenance, life safety, doors, windows, flooring, framing, sheetrocking, taping, painting *Complete deck & siding repairs *Ability to work from a ladder *Property maintenance, including regular property walks of vacant buildings & building status tracking *Preparing apartments/units for tenant move-in *Landscaping and grounds maintenance; ability to operate lawn, landscaping, snow removal and related equipment *Ability to multitask and prioritize *Good problem solving skills *Time tracking and record keeping skills *Good communication and client/tenant-service skills *Ability to work alone and in a group settings

Qualifications & Competencies

*Minimum 5 years of carpentry experience *Valid Driver's License *The ability to be on-call *The ability to respond to emergency situations after hours, weekends or holidays *Competency to utilize basic tracking programs or spreadsheets

Working Conditions/Environment

*The noise level in the work environment is usually moderate *The person in this position may have to lift up to 50 pounds on a daily basis. Any lift over 50 lbs is deemed a two-person lift. *The person having this position may have to sit for one (1) hour, stand and/or walk, push, kneel, bend, balance, squat, reach and stretch for eight (8) hours per day *This position requires exposure to the climate variations in all seasons in delivery of maintenance to external property and groundskeeping *This position requires work performed from a ladder
