Job description
This is a mid- level position in the Facilities Department. The Building Systems Technician I works under the immediate supervision of the Director of Facilities or other assigned supervisor and may be assigned tasks in any and all of the aspects of facilities maintenance.
Essential Duties and Responsibilities
- Performs general system repairs, renovations and installation on plumbing, HVAC systems, electrical system, fire alarms, kitchen equipment, air compressors and College machinery.
- Operates equipment and tools while performing digging, landscaping, snow removal, and other duties as assigned.
- Performs and completes work order as assigned; ensures highest levels of customer service.
- Assists with the periodic inspection of buildings; performs preventive maintenance procedures and other duties as assigned.
- Answers complaints; keeps records and submits reports of work completed and in progress.
- Keeps records and accounts of inventories of materials and tools.
- Participates in assigned tasks and accepts other duties as needed or as assigned.
- Participate in college activities such as Emergency Response activity, safety and safety training.
- Ensure compliance with any and all regulations including, but not limited to, the use of personal protection, building codes, emergency egress codes, and OSHA standards.
- Successfully participates in training for employees and other maintenance personnel.
- Subject to being called in to work for critical system repairs, snow/ice removal, or emergency duty; work schedule will be adjusted accordingly. Some Saturday’s may be required.
- Maintain a clean and safe work area.

Knowledge, Skills and Abilities:
- Basic knowledge of the methods, materials and equipment required for the maintenance alteration and repair of buildings and for the maintenance and repair of electrical, plumbing, and heating and air conditioning equipment;
- Recognized knowledge of trade practices in plumbing, electrical work, heating and air conditioning;
- Ability to establish and maintain effective working relations with college staff and faculty.
- Must have a valid NC driver’s license.
- Proficiency in the use of a computer and essential software applications such as building management systems, email, work order software, preventive maintenance software.
- Basic proficiency in the use of a computer and essential software applications such as email and some word processing is required.
Minimum: High School diploma and/or G.E.D. and four (3) years of general HVAC maintenance or other related HVAC experience. CFC Refrigeration certification.
Must have a valid NC driver’s license.
Preferred Qualifications
A certificate, AAS, or AS degree in HVAC or Electrical.
