Akelius is seeking a customer service focused and solutions oriented assistant property manager to join the property management team.
The assistant property manager will partner with the property manager to ensure financial and operational objectives of the assigned portfolio are being achieved.
The successful individual will assist with managing the day-to-day operations of the management office, while cultivating positive relationships with residents and overseeing the financial functions for the community.
- manage and maintains all resident account ledgers, collecting rent, posting rent, issuing appropriate charges and concessions
- prepare accounting records and reports, including deposit accounting and monthly closeout
- complete property pre-close and month-end processes
process notices to vacate & manage delinquency/file evictions as necessary and perform related collections actions- ensure first class customer service to all residents and prospects
- assist with completing monthly reports including but not limited to renewals, rents, delinquency, leasing, traffic and resident retention programs
support with the on-site leasing process and ensure that proper policies and procedures are being followed by the on-site leasing team- assist maintenance operations by partnering with Property Manager to maintain property’s curb appeal, ensure property is “neat and tidy” in accordance with policy and assess possible maintenance issues
- assist with property and office administration including, managing lease files, audits, renewals, resident communication and follow up
perform monthly property inspections- assume all other duties and responsibilities as directed by Property Manager
who you are
- high school diploma or GED is required
- Bachelor’s degree in Business Administration, Real Estate, Accounting, or related field is preferred
- two plus years of experience in property administration or hospitality
a track recording of building and maintaining strong relationships with clients and vendors- proficiency with industry software (YARDI) is a plus
- strong financial skills with basic knowledge of generally accepted accounting principles
- outstanding communication skills both written and verbally
