The Ostrow Company is seeking an Apartment Maintenance Technician to join our team in Los Angeles, California. You will be responsible for completing work orders and other required tasks.

Able to handle 200 apartments and work efficiently solo and as part of a team - This position is for multiple apartment buildings in the Los Angeles Area as well as to assist with commercial properties located in the San Fernando Valley and Ventura County from time to time.

The applicant must have plenty of maintenance experience to be considered for this position.

Schedule: Monday Through Fridays 8 AM – 4 PM

Benefits: 6 Paid Holidays and up to 6 Sick Days offered annually

• Maintenance Emergency: Able to respond to maintenance emergencies on an as-needed basis

Applicant Must Possess the following skills:

- Must be professional and friendly with a good attitude, this position requires a lot of interaction with residents

- Must own a vehicle and be able to drive to apartment buildings within the Los Angeles / Geographical Area - Mileage compensation provided for travel to commercial properties during work hours

- In depth knowledge of Plumbing: Possess skills to find the source of leak quickly and accurately, repair broken or leaking plumbing to avoid water damage and restore full use of water fixtures

- Plumbing: Understanding of plumbing and the ability to install plumbing fixtures which include garbage disposals, sinks, toilets, bathtubs, faucets, snaking clogged pipes - Knowledge of drywall work, patching, caulking, etc.

- Basic understanding of appliances and their installation: dishwashers, fridges, washer/dryers - Knowledge of apartment hardware and installation which includes doorknobs/locks, doors, cabinetry, vanities, door locks, glass sliding doors

- Electrical: Understanding of electrical and the ability to install recessed lighting, switches, outlets, conduit, light fixtures, ceiling fans, GFCI circuits, etc.

- Perform maintenance repairs and efficient turns on vacant apartments to ensure proper operating conditions and appearance upon tenant move in

- Must possess your own tool collection

- Report to Property Manager and Building Manager daily

Responsibilities:

• Complete service requests in a timely fashion.
• Prepare apartments at turnover for new residents.
• Perform routine preventive maintenance.
• Pick up and transport supplies to job sites.
• Assist with other trades when required.
• Maintain material and supply inventory.
• General construction for commercial properties.
• Perform other duties as required.

Qualifications:

• High school diploma or equivalent
• 5 years direct experience in apartment maintenance or 4 or more years in a related field.
• Must be proficient in most areas of plumbing, electrical, drywall, appliance repair and installation, carpentry, and general construction.
• Must be able to function effectively in a customer service environment.
• Basic computer skills
• Strong work ethic and positive team-player attitude.
• Solid communication skills.
• Possess own maintenance tools and required equipment.
• Ability to handle physical workload.
• Deadline and detail-oriented.

Pay: $21.00 - $23.00 per hour

Schedule:

• 8 hour shift
• Monday to Friday
